Vacation Rental Policies
Cancellation/Deposit Policy
For stays arriving September 1 – February 28:
A deposit equal to one night’s stay (plus fees) is required at the time of booking. The remaining balance will be automatically charged to the card on file seven (7) days prior to arrival.
Cancellations made more than seven (7) days before arrival will receive a full refund. Cancellations or changes made within seven (7) days of arrival will result in the forfeiture of the one-night deposit.
We understand plans can change, so we’re happy to offer a complimentary, one-time date change at the prevailing rate, subject to availability.
Please note: policies may vary based on the rate plan or promotion selected.
For stays arriving March 1 – August 31:
A deposit of 25% of the total stay is required at the time of booking. The remaining balance will be automatically charged to the card on file twenty-one (21) days prior to arrival.
Cancellations made more than twenty-one (21) days before arrival will receive a full refund. Cancellations or changes made within twenty-one (21) days of arrival will result in the forfeiture of the full reservation value.

Check-in Age Policy
One guest staying within the unit must be 21 years or older upon arrival to check-in for the reservation.
Check-in/out Timing
Vacation Rentals (Lofts, Parkside, Cottages): check-ins up to 6:00 p.m. and check-out is at 10 a.m.
Housekeeping Fee*
If you would like to opt-in for daily housekeeping service, an additional $75 nightly fee for a one-bedroom unit, a $100 nightly fee for a two-bedroom unit, a $125 nightly fee for a three-bedroom unit, or $175 nightly fee for a cottage will apply with 24-hour notice. To arrange for daily housekeeping service, please call reservations prior to arrival or inform the front desk upon check-in. (This fee is not added until check in.)
Departure Housekeeping Fee*
A departure housekeeping fee of $215 for a one-bedroom unit, $255 for a two-bedroom unit, $305 for a three-bedroom, $350 for cottage 13, $425 for cottage 20 will apply to every reservation.
Resort Fee*
A daily resort fee of $66 for one-bedroom unit, $76 for two-bedroom unit, $80 for a three-bedroom unit/cottage 13, or $100 for cottage 20 will apply. The fee includes: private beach access, fitness center, seasonal water sports, bicycles, entry to Henderson Beach State Park, and wi-fi.
Limited Damage Waiver Fee*
A one-time limited damage waiver fee of $135 for one-bedroom unit, $160 for a two-bedroom unit, $185 for a three-bedroom unit/cottage 13, or $215 for cottage 20 will apply. The fee is non-refundable to all reservations.
Administration Fee*
A one-time $110 administration fee will apply to all reservations.
Incidentals Hold
A $150 per night hold for incidentals will be placed on your card at check-in. This temporary hold covers things such as room charges, dining, or other services, and any unused funds will be released upon departure, subject to your bank’s processing time.
Total Cost
Total stay amount includes all fees, 6% room tax and 7% sales tax. (Fees are also subject to tax at the same rate. Does not include cost for opt-in daily housekeeping which can be requested with 24-hour notice and added at check-in.)
Parking
A daily overnight parking fee of $39 will apply per vehicle, per night to park at a vacation rental, based on availability. For reservations with additional vehicles, guests may park for $29 per vehicle, per night in the hotel remote parking lot or hotel valet for $39 per vehicle, per night. Cottages have complimentary parking in the unit garages for up to 2 vehicles. No RV Trailers or Boats permitted on property.
Smoking Policy
We are a smoke-free resort. Smoking is not allowed in guest accommodations or public areas. A cleaning fee (minimum of $300, based on accommodation size) will be assessed in the event of a violation.
Food and Beverage
Henderson Resort is a full-service resort and does not allow outside food, beverage, and alcohol to be brought into the resort public areas, pool or beach. As you prepare for your visit, know that the resort does not allow coolers at the pool or beach.
Pet Policy
Select vacation rentals in Lofts and Parkside are designated as dog-friendly. Guests traveling with their dog(s) must contact the resort to specify in advance and sign our P.A.W. Agreement prior to arrival for placement and confirmation of your accommodations. Dogs are not permitted inside our restaurants, spa, or on our pool decks.
