Cancellation/Deposit Policy

Deposit of 25% is due at time of booking. The remaining 75% balance is charged to form of payment on file, 30 days out from arrival. Cancellations made more than 21 days prior to arrival receive a full refund. Any cancellation or modification made within 21 days of arrival will result in forfeiture of the total amount of stay. Policy may vary based on the type of rate or promotion booked.

Check-in Age Policy

One guest staying within the unit must be 21 years or older upon arrival to check-in for the reservation. 

Housekeeping Fee*

If you would like to opt-in for daily housekeeping service, a $75 nightly fee for a one-bedroom unit, a $100 nightly fee for a two-bedroom unit or a $125 nightly fee for a three-bedroom unit will apply with 24-hour notice.  To arrange for daily housekeeping service, please call reservations prior to arrival or inform the front desk upon check-in. 

Departure Housekeeping Fee*

A departure housekeeping fee of $185 for a one-bedroom unit, $225 for a two-bedroom unit, and $275 for a three-bedroom until will apply to every reservation.

Resort Fee*

A daily resort fee of $66 for one-bedroom unit, $76 for two-bedroom unit, and $80 for a three-bedroom unit will apply. Please visit our website for more information.

Limited Damage Waiver Fee*

A one-time limited damage waiver fee of $100 for one-bedroom unit, $125 for a two-bedroom unit, and $150 for a three-bedroom unit will apply. The fee is non-refundable to all reservations. 

Administration Fee*

A one-time $75 administration fee will apply to all reservations. 

Total Cost

Total stay amount includes all fees, 6% room tax and 7% sales tax. (* Fees are also subject to tax at the same rate.) 

Parking

A daily overnight parking fee of $37 will apply per vehicle, per night to park at a vacation rental, based on availability. For reservations with additional vehicles, guests may self-park for $27 per vehicle, per night in the hotel self-parking lot or hotel valet for $35 per vehicle, per night.  Guests will receive one parking tag per reservation. No RV Trailers or Boats permitted on property.

Smoking Policy

We are a smoke-free resort. Smoking is not allowed in guest accommodations or public areas. A cleaning fee (minimum of $300, based on accommodation size) will be assessed in the event of a violation.

Food and Beverage 

Henderson Resort is a full-service resort and does not allow outside food, beverage, and alcohol to be brought into the resort public areas, pool or beach. As you prepare for your visit, know that the resort does not allow coolers at the pool or beach.

Pet Policy

Select vacation rentals in Lofts and Parkside are designated as dog-friendly. Guests traveling with their dog(s) must contact the resort to specify in advance and sign our P.A.W. Agreement prior to arrival for placement and confirmation of your accommodations. Dogs are not permitted inside our restaurants, spa, or on our pool decks.
